Pre Sale Checklist
1. Have a pest inspection done.
Contact a local pest company and ask for a pre-sale home pest inspection (the cost for this is usually around $100 for an average sized home). Lenders will require this to be done before loaning to a buyer, (certain issues such as termite or fungus damage may have to be repaired before selling your property). Buyers will use this information as leverage to ask for price reductions so its valuable for you to already know any issues that may be found.
2. Have your roof inspected if its more than 10 yrs old
Contact a local licensed roofer to inspect your roof (the cost should be under $80). Roof failure is a common hiccup in the home selling process. Its best for you to know the condition of your roof so you can repair any issues or disclose them before a buyer submits an offer.
3. Complete the Property Valuation Form and email us your inspection reports.
We will then submit to you a market analysis and pricing guidline for your home. Your inspectors should email you a digital copy of all inspections. Email them to sales@joeperryrealty.com
